Heather has assisted many buyers in finding their dream home at Villages at South Hill in Puyallup.
Sales have been brisk this year since the Rob Rice Home Community of The Villages at South Hill in Puyallup opened its Phase II to expectant buyers. The South Sound’s largest local home builder has hardly been able to keep a model home open before it is sold.
But now, Rob Rice Homes has built three beautiful homes that provide buyers a chance to walk through a variety of floorplans—the two-story Adams, the McKinley rambler and the spacious Aspen with its master bedroom suite on the main floor and flexible space and storage throughout.
The Villages at South Hill has been popular among retirees and empty nesters who desire most of their living on the main floor. A recent study by the National Association of Home Builders reports that 64% of homebuyers want a single-story home and that buyers are having a difficult time finding one in some regions of the country—including the Pacific and Western regions of the U.S.
That is certainly true in Puyallup where Realtor Heather Keating represents Rob Rice Homes.
“Most ramblers in the area are older and dated because so few builders are building any new Pierce County ramblers,” Heather says. “Ours are not your run-of-the-mill rambler homes or the cookie cutter type house that some imagine with new construction. These are luxurious homes.”
Buyers’ Top Five Questions
Heather has represented Home Builder, Rob Rice at the popular community for the last six years and has logged the five top question’s she has been asked along with her answers:

Our pre-sale plan allows buyers to customize their home with our luxury design choices.
Q1) Are all the special features included in the price of the home?
We build our homes at the Villages based on standard features for the community. Gorgeous interior features include rich hardwood flooring, granite or quartz kitchen counters, designer backsplash tile, stainless steel appliances and wood-wrapped windows and more—all included in the price of the home. No surprises, what you see in our model home is what you get.
2) What type of rambler plans do you have?
The Villages at South Hill neighborhood is designed to accommodate six of our amazing rambler or main floor master suite floor plans. I find that many buyers are ready for a lifestyle change from their larger family homes to smaller rambler plans but still find they need a bit more space.
For that very reason, recent buyers chose the Cottonwood.
“Our Realtor initially brought us to The Villages at South Hill because we were looking for a rambler floorplan. On a whim, I decided to look at the Cottonwood model. I was immediately sold on all the storage space, especially the ‘attic storage’. The Cottonwood model includes the master on the main concept with a great bonus room, bedroom and full bath upstairs. It is a great area for grandkids or extra entertaining.” Alex E.
There is something for everyone here at Villages. We even have one large lot remaining for a rambler with a 3-car garage. We also have spacious two-story homes up to 2950 sq. ft.
3) Can I pick my own colors and surfaces?
Our pre-sale program—when you purchase your home early enough in the construction process—allows you to customize your home by choosing beautiful exterior details and colors, as well as all of your own stunning interior selections from the wall color to the cabinet stain.
We offer a wide variety of designer options to accommodate your own personal style.

The Cottonwood, similar to the Aspen shown here, has a stunning downstairs master plan with a lot of flexible space and storage.
4) What’s the neighborhood like?
The Villages is a quiet, residential neighborhood on Puyallup’s South Hill just minutes from shopping, dining, and entertainment with quick and easy access to major thoroughfares.
The overall value of Puyallup has attracted buyers throughout the Puget Sound area looking for a beautiful home in an ideal location, yet still easily accessible to work. We have numerous commuters hopping on the ‘Sounder’ every day.
5) Is Rob Rice considered a good builder?

This community offers numerous luxury rambler and main-floor master plans.
Purchasing a new home is a huge investment. That is why it is comforting for buyers to drive through an established Rob Rice Homes neighborhood and see the retained value in each community.
Alex wrote us about their satisfaction once she and her husband had moved in:
“Rob Rice Homes has given great attention to little details that make the home beautiful…We have heard only positive things about this builder (unsolicited) from independent sources such as building inspectors and home inspection personnel.”
Rob Rice Homes employees are so convinced of the product, they have purchased new homes in our neighborhood. And, many of our buyers refer their friends and family to the community. We have multi-generational family members here who want to live in a Rob Rice Home and live near each other. We also have many repeat Rob Rice Home buyers.
It is all a testament to the integrity of our builder who was voted the Best of South Sound Contractor for New Construction for the past three years.
